Designed in 1900 by Edmond Jacques Eckel for Optometrist William C. Boteler, the Boteler Flats are located at 115 South 13th in St. Joseph

Situated in the Museum Hill Historic District (recognized on the National Register of Historic Places), the Boteler stands among an eclectic mix of victorian, second empire, and chateauesque mansions and multi-family buildings. Just 5 blocks from the heart of Downtown St. Joseph, 3 miles from Missouri Western University, and within walking distance to the bars and restaurants on Frederick Avenue, the Boteler Flats Building would offer residents a unique urban living experience in old St. Joe.

In a city known for uncommon character and uncommon living, this property would break with most all modern living styles to embrace a unique blend of past and present. Our intent was for the apartments to feature historic details such as restored hardwood and tile flooring, fireplaces with tile accents (in select apartments), stained glass (in select apartments), outdoor spaces (in select apartments), restored doors and doorknobs. For new features, residents could expect energy efficient appliances, LED lighting, in-unit laundry (in select apartments), emerald green shower tiles, deep-blue kitchen backsplashes, and a dedicated planter box where residents can grow their own fruits, vegetables, or flowers.

Our architects were able to fit 11 apartments into the building (3 one-bedrooms, 4 studio plus, and 4 traditional studios). Rents were projected at an average of $1.25 per square foot. Investors were guaranteed return terms of no less than 15% in no greater than 6 years from their initial investment.

As of September 2024, the Hugo-Stritzel Company did not acquire this building as the contract ran out and the owner opted to proceed with another buyer. We’re confident that the new owner of this building will deliver its much needed renovation. The Hugo-Stritzel Company used this opportunity as a case study to explore what’s possible in St. Joseph and were pleased with the results.
